Our Capabilities

our Client Profile

Community development entities (CDE)

CDEs seek Rise’s expertise in the New Market Tax Credit (NMTC) application process. Over time, Rise has leveraged its experience in the market resulting in a high level of success in acquiring allocation for its Community Development Entity (CDE) clients.

real estate development firms

Rise works with private and not-for-profit real estate development firms to review the financial viability of transactions, identify funding sources, and negotiate loan terms on behalf of clients.

Investors / project sponsors

Rise is often asked to play a number of roles with Investors / Project Sponsors when engaged to work on a development project. Rise becomes an extension of the Development Team as we’re involved with negotiating financing, assisting in the management of the contractor and vendor selection process, directing loan closing activities, raising capital, and supporting or directing compliance management.

service organizations / agencies

Rise has worked with Health Care Agencies to provide real estate development and project management services to support the development of new facilities for these agencies.  The Rise Team in concert with the Agency is a core member of the Development Team by supporting, and often times directing, the planning, design, financing, construction and compliance processes.

individual projects

Individual Projects call on Rise for our network and experience in raising and assembling the right mix of financial solutions. At times this involves advising clients through the process of setting up their own CDE.

Community Development FInancial institutionS (CDFI)

Rise partners with CDFIs to apply for funding opportunities offered by the CDFI Fund or other agencies, like the New Markets Tax Credit Program or the CDFA TAFA Program.  The team also works with CDFI Leadership and Board Members to review policy and procedures, develop capacity, and create new programming to support the CDFI’s mission-based investment strategies.

MUNICIPAL AND GOVERNMENT INTERMEDIARY ORGANIZATIONS

Local Governments or public agencies do not always have the time, capacity of resources to provide the technical skills necessary to advance projects that are part of their economic or community development plans. The Rise Team has worked on behalf of government agencies to get projects “investment ready” and to help agencies develop funding or action plans that take advantage of New Market Tax Credit or other tools that have been developed to support community and economic development agencies.

Clients engage us for more complex, structured financial engagements and this sets us apart from others because of the length of time and complexity that is involved in assembling the right mix of capital solutions for our clients.  Rise helps clients identify the most appropriate capital sources based on the best fit and need for each client and project. Many of the projects Rise engages in are multi-tiered capital packages including:

  • Senior and Mezzanine Debt

  • Equity or Equity Equivalent

  • New Markets Tax Credits

  • Historic Tax Credits

  • EB-5

  • Government Grants

  • Opportunity Zone
